Under-construction property: 5% GST on the agreement value, excluding the undivided share of land. In practice, developers typically calculate GST on approximately 67% of the agreement value (the construction component), but many charge it on the full value — verify this in your builder's demand letters.
Ready-to-move with Occupancy Certificate (OC): Zero GST. If the builder has received the OC from the competent authority before you register the property, you pay no GST at all. This can be a saving of ₹5–10 lakh or more on mid-segment apartments.
